Buying a new home is probably the single biggest purchase you will make in a lifetime. Not meaning to pile on the pressure but a mistake here could be costly. This will help you to check a property room by room for any warning signs that might prevent this from being the home you always dreamed about.

Do your research – spend plenty of time on the internet finding out about the property and the local area, if it’s not familiar to you already. You can find details on previous house prices and postcode information which should give you a broader picture of the area. Find out why the seller is selling and ask the estate agents how quickly houses sell in this area. You might as well be thinking about the future sale of the house if it becomes yours.

If you have children, or are planning on having them then make sure you do some research about the quality of local schools, admission rules and transport options. It might sound like a lot if you don’t even have a family yet but you’ll be glad you did your research when you do become a parent and you’re not left on the wrong side of town for the school you desired. These things become a big deal in some areas so save yourself the future heartache.

Visit the area at different times of the day and week to get a good feel for what the environment is like over a longer period of time. Check out any parking restrictions in the neighbourhood and also what the local amenities are like. You can also use a police website to enter the postcode and check crime rates in the area. Check for any damp or discolouration along internal walls and be sure to check behind large pieces of furniture like sofas, as they may have been placed there to hide issues. Check the ceiling for cracks, water stains and plaster damage and also under the kitchen sink for any evidence of leakage. It will also pay to look in the loft, ask about the water tank, plumbing and insulation and find out if they are in good condition or not.
